Commercial Property Manager (Part-Time)

Property Operations and Tenant Relations

• Manage daily operations of commercial properties, including office and retail spaces.
• Respond to tenant inquiries and coordinate maintenance, repairs, inspections, and move-ins/move-outs.
• Maintain building access records and enforce property rules.
• Coordinate contractors and escalate significant issues to the Property Owner.
• Clears snow from the walkways of the tenants and the landlord.

Lease Administration

• Maintain commercial lease records, renewals, amendments, and critical dates.
• Monitor rent adjustments, common area maintenance (CAM) charges, operating cost recoveries, and tenant obligations.
• Coordinate lease documentation and tenant communications.

Financial Administration

• Monitor accounts receivable, follow up on overdue payments, and resolve billing discrepancies.
• Review invoices, prepare purchase orders, track expenses, and assist with budgets and financial reports.
• Support tenant billing and annual operating expense reconciliations.

Vendor and Contract Management

• Coordinate contractors, maintenance providers, and service contracts.
• Obtain quotations, monitor vendor performance, and verify insurance and safety documentation.
• Schedule work and ensure timely completion of services.

Records and Reporting

• Maintain accurate property, tenant, lease, financial, and maintenance records.
• Prepare reports on occupancy, expenses, maintenance, and accounts receivable.
• Ensure records are organized, current, and confidential.
