Caretaker/Building Maintenance Person

Ottawa Real Estate & Insurance is seeking a dependable, detail-oriented Caretaker to oversee the day to day care of some well maintained apartment buildings in Moose Jaw. Our buildings are primarily occupied by seniors, so we are looking for someone who takes pride in their work, enjoys helping people and understands the importance of maintaining a safe, clean and welcoming environment.

This is not a traditional 8am to 5pm position.The successful applicant has the flexibility to organize their daily schedule, provided all duties are completed to a high standard, However, because our buildings require ongoing care the caretaker must be available to respond to emergency situations 24hrs a day, 7 days a week.

Key Responsibilities

• Monitoring building systems and reporting maintenance concerns.
• Respond to and resolve tenant concerns in a timely and professional manner.
• Show suites to prospective tenants; conduct move-in and move-out inspections.
• Arrange and supervise professional repairs and services as needed.
• Maintain landscaping during warmer months and ensure snow is cleared from walkways and steps during winter (Example: Cutting lawn, weed flower/rock beds, shovel snow, apply ice melt promptly).
• Keep detailed records and notes related to maintenance, tenant interactions, and inspections.

Requirements

• Minimum two years' maintenance experience in a retail or             commercial property environment preferred
• Experience operating cleaning and yard maintenance equipment
• Must have reliable transportation capable of hauling landscaping and snow removal equipment
• Basic knowledge of plumbing and electrical systems
• Ability to work independently with minimal supervision
• Highly responsive to emergency situations
• Strong interpersonal skills to interact effectively with tenants, trades people, applicants, and staff
• Good verbal and written communication skills
